The Acropolis Oceanfront Resort receives mixed reviews, with significant concerns regarding cleanliness, maintenance, and unprofessional management. While some guests appreciate the location and ocean views, numerous reports detail issues such as malfunctioning air conditioning, unsanitary conditions, and questionable business practices, including alleged attempts to manipulate online reviews. Recent feedback strongly suggests a decline in property standards.

Dishonest and Unprofessional Management I called the Acropolis Hotel on a Friday to reserve a room, but a few hours later I decided to cancel the reservation. When I called back, I specifically asked the manager if there would be any kind of cancellation fee — which I was fine with if there was — and he said “OK,” implying everything was taken care of. At that time, my card hadn’t even been charged yet. Oddly enough, after canceling, my card was then charged the following Monday. When I called to find out what happened, the manager told me I was “out of luck” but that I’d receive a credit in the mail for a future stay. That “credit” never arrived. Thankfully, my bank reviewed the situation and agreed that the charge was made in error — especially since nothing was signed, and there was no record of any cancellation policy. In fact, there’s no mention anywhere on their website about a cancellation policy, even though the manager claimed there was. That lack of transparency probably helped my dispute go in my favor. After reading through other negative reviews, it’s clear this property has gone downhill. It seems like the management is just trying to grab as much money as they can instead of providing honest service or maintaining the hotel properly. I’d strongly recommend staying somewhere else.

Wake up to a beautiful sunrise every morning right on the beach. Enjoy a large pool with a poolside bar for your favorite drinks, plus plenty of parking for guests. The helpful front desk staff make check-in a breeze. Out front, the seawall walkway stretches for miles—head northwest to the business bar district or stroll down to the Boardwalk for shops and entertainment.

There was a time when this was a gorgeous hotel. That was a long time ago. The present owner has let the hotel fall into deplorable condition and I wonder if he's paying off the department of health to just remain open for business. Aside from being so old, dirty, stinky and infested, it's not even safe. The mold in the rooms is bad, the carpets are damp, filthy and sticky, AC doesn't work, elevator is filthy and broken, windows leak when it rains and the water runs into the OUTLETS, zero wifi, broken door locks, shady room occupants, bird crap in the pool.......the list goes on. And on top of all that, the owner and his wife are horrendous to customers who complain or request a refund. There's a sign in the lobby that says if you give them a good google review they will give you money off on your next stay so beware the 4s and 5s. If you're used to deplorable conditions, bed bugs, filth and moldy disgusting rooms with ants, this is the place for you. Otherwise, just stay away.

The location of this hotel is the only thing is has going for itself. The proximity to the beach and the view from the room. Besides that, everything else is a major fail. The A/C didn’t work and we had to ask for fans for the room instead of them offering us fans since it seemed like they knew that the AC was broken. The elevator barely worked, even a worker proclaimed to us in it that he “hated this elevator” it was slow, and barely moved. We had cut our trip short due to the lack of air. I would recommend not staying here and will not be back.

The location is great is closed to the beach but honestly this hotel is a nightmare! As we were arriving as I assume is the owner was screaming at an employee really unpleasant. The young lady the check us in gave us a key that didn’t work and when I went back down for help gave me a nasty attitude and just changed me the key room. We had to cut our 2 day shorts we got there Saturday night and all night we weren’t able to sleep as the room was hot and we open the balcony door to have a little air into the room but it was unbearable we couldn’t wait for morning to come! I let the front desk know an hour into checking in the AC wasn’t working only thing I got was an attitude and they couldn’t do anything about it at night. Keep in mind there were multiple rooms empty we could been switched to. On Sunday morning I went downstairs to tell them about the issue of AC but the lady saw me and went back into the back room and waited for 5 minutes but didn’t come out!! We left around 6 pm cause we couldn’t just stay the night dealing with that humidity!!

Location is great with Beautiful views. I stayed at this hotel years ago for a weekend and no issues. Families don't have the money they did years ago and for what this hotel is charging this is a disgrace and will be the last time I will ever go there. The air was not working and apparently has not been and we were given fans for our room. Thank God we had a good breeze coming in the room on Fri night. The tub was disgusting with mold & part if the ceiling had a hole in it like it was falling down. Thousands of ants all over the counter when you put anything on it that consited of food, they came from the walls or wherever they were hiding. It looks like they updated the beds, couch & mirror, TV's. I slept on the pullout couch & I could feel the bars through the mattress and no mattress cover on the pull out just a sheet. The pool was very clean but the pavement area around the pool was terrible with missing/ broken joint pieces that were made of wood, so keep your shoes on. I didn't attempt the restaurant especially after the Ant episode. Here is my advice to this hotel...hire better cleaning people, update your air system, and important aspects of the rest of the property, and get pest control. You thank people when they leave but you ignore what families had to deal with all weekend...God forbid I would have stayed here for a week. It is ridiculous that you take families money and most families can barely afford a weekend down the shore now a days. This hotel should be in violation for multiple reasons....cleanliness being #1 as well as the AC. I am a business owner that provides services and if I provided this type of crappy service my client would be suing me if I didn't offer a refund or something for what they had to deal with. I actually have pics of all this but can't find anywhere to post them.

My family stayed at this lovely hotel for the first time In July of 2025. I was very nervous because I had read the reviews leading up to my stay, which were terrible. I am here to say that the horrible reviews that people write about this place are unfounded. This hotel is lovely! It is an amazing spot and view. The owners are wonderful and were nothing but helpful and sweet to us. One of the biggest complaints that people had was the air conditioning not working well. I’m not sure what that’s all about , because our room was comfortable and the air worked great. We like extra air flow, so we asked for fans, and they gave us two nice box fans. No problems. People must not realize that the air conditioning can only cool so much. If it’s 90 degrees and humid outside, and the AC gets your room to 70, that’s awesome! The room was very clean. There is a cute little restaurant in the hotel that is convenient. The pool is huge and very well maintained. We also enjoyed the DJ at the pool the weekend we were there. The elevator works great, no issues whatsoever. If you prefer, most of us Americans can stand some exercise and you can use the stairs. It’s a typical beach front Jersey shore hotel. The people that write the terrible reviews must be expecting a top of the line 1000 dollar a night hotel in NYC. It was such a nice experience that my sister booked herself a room and came down and joined us for the last few days. It was reasonably priced. We had two teenagers with us, and the extra room in the family suite was crucial. We will definitely be back next year! Can’t recommend this place enough!

Our room is horrible. I don't think it was properly cleaned before we arrived. It has a weird smell noticeable almost immediately. There's can tops in one corner near the sofa. On the balcony a pair of steel clamps were left in plain site, the chairs were dirty and full of sand. There's rust on almost everything. The AC is set to high and it's noisily working overtime however it's uncomfortably warm in the rooms most times. We arrived at night and it was very cool outside, 60 degrees, with the AC at high, it was still warm in the rooms. Unpatched holes in the walls, ceiling and cabinet doors. It seems they changed the hardware on the cabinet doors and didn't fill the holes just painted over them. They charged my credit card a 4% surcharge. I asked to pay cash. The receptionist said Expedia imposed the surcharge. I called Expedia and that wasn't the case at all. She made us aware she'd been working almost 12 hours and I can only assume she didn't want to bother fixing the transaction. One consolation, the view from our room is BEAUTIFUL! The kitchenette was also nice to have. The pool is disgusting. It has bird poop and feathers in it. I'm an early riser. I saw that at 7a so I hope someone cleaned it before guests tried using it later. I would not stay here again.

NEVER STAY HERE NO MATTER WHAT, FIND A DIFFERENT BEACH FRONT HOTEL!!!!! The only good thing about this place is the location, but it can't make up for all the bad. The adventure started when we loaded up our luggage on the luggage trolley. Ths trolley had three flat tires and the handle was broken, which made it hard to navigate. The staff watched as we struggled trying to keep our luggage on the trolley. When we checked in, the desk lady was very rude and made it seem that we were an inconvenience. Upon entering our room, we were shocked to discover that we had no air and it was loud. Some people got offered fans, but we had to go buy our own to even be able to sleep at night due to the heat. The bathroom had ants crawling out of the shower, and we found multiple each day. The water was yellow when we first turned it on to shower. Additionally, we found random crumbs on one bed, and another bed had a pillow with red and yellow stains. Our screen door that led to the balcony was ripped. For breakfast one day we went to the Cafe that is apart of the hotel, and we were disgusted with our service there as well. We ordered a coca cola, and found ants in the cup with the coca cola. When we brought this up, they served us another coca cola, without changing the cup. There were ants in the second coca cola as well. We immediately asked for the bill and were not offered a discount and no one said anything to us about the ants either. Other issues we faced included the elevator being inconsistent. Sometimes the elevator took over 5 minutes to open up. The carpets were disgusting and old. NEVER GO HERE!!! Don't believe any good reviews on this place, they're all lies.

The only nice thing about this hotel is location and sunset views. The a/c is insufficient and saw maintenance taking fans to someone’s room where it wasn’t working at all. Staff is aware of the elevator having issues and continue to let it go, and the elevator broke during our stay. No money is reinvestment to make this “resort” nice. Our fridge had rust all over the door, daylight coming thru the front door. Bathroom was incredibly small. Our room just looked like it was falling apart. We came home a day early, would have been sooner if we weren’t visiting family.
